


Prevost nabs Scripps Health Project

Veralliance Properties Inc. and BioMed Realty Trust Inc. have awarded the Scripps Health project in the Waples Research Centre at 9535 Waples St. in Sorrento Mesa to Prevost Construction. The 14,000-square-foot project is due for completion in early June and will be occupied by Scripps Clinic's pathology department to serve as an inpatient and outpatient testing facility for the areas of chemistry, hematology, coagulation, immunology and flow cytometry.
The architectural team is lead by Jim Ferguson and Bill Pridgen of Ferguson Pape Baldwin Architects, with mechanical consultants CREO Engineering Inc. and MPE Consulting for electrical. The Prevost team consists of Keith Cardinale as project manager, Kristineh Hiett as project engineer and Mike Steele as superintendent.
Scripps Clinic Medical Laboratories recently signed an 11-year lease for a 16,923-square-foot research center in the building. Brian Gallagher of Healthwest Realty Advisors represented Scripps and Jerry Keeney of CB Richard Ellis (NYSE: CBG) represented the lessor. With the Scripps Clinic lease, the project is 100 percent leased. It is expected to open in June 2007.
Waples Research Centre is a 50,055-square-foot single-story with mezzanine, concrete tilt-up, research and development facility owned by BMR-VPI 9535 Waples LLC, the venture of Veralliance and BioMed. The joint venture acquired the project in March 2005 for $4.92 million. The building was part of a portfolio BioMed announced it had acquired for a total value of $29.2 million. The portfolio involved properties in New Jersey, the San Francisco Bay area and the Waples building in San Diego.
